Quite a bit new, I would guess anywhere between 8 to 15 grand,depending how how big it is. We got lucky, got ours for $1500, it's only a few years old but in great shape. A product of a divorce,it happens.

I should know...when i had a house i had three acres of uneven hell and i mowed like a pro with my o'l reliable push mower.

What they do when they're not my my lawn is none of my business.
I was a gardener for about six years. Fuck the big lawns when you're doing residential. I did it when I was in the Redondo area. There is a place called Palos Verdes. On the hill, big houses, huge lawns. You'd end up with people wanting you to do it for nothing, and deal with their dogshit. We ended up digging for most of our work around the beach cities. Tiny lawns for pretty much the same price.
But after I sold the route I worked for a guy, and his way seemed like the way to go. He dealt with condo & townhomes properties, and would charge per month. They way to find those is go to property management companies. Start off doing them yourself, and then when you get a couple properties, hire people. The place I live pays $4800 a month for the gardeners. Get a few of those accounts, and you'll get by. Even residential, you want to go by the month. That way, besides locking in an income, you get paid when it rains.
The last thing you want to do is go to houses with a trashy overgrown lawn thinking they "need" you. They obviously don't give a shit. And are more than likely cheap.

i have done a lil landscaping and leafs in the fall are a good cash maker, three guy with ryobi pack blowers can clean any field well the two other guys i worked with and me would be able to. lol

And learn how to use a 10-99 to your advantage. It's kind of like the stick with shit on it. Only you're not getting the shitty end when you're giving it.

as funny as that was i mean it leafs are easy if you got a place to put em, and every one wants it done, some times multi time for the same house
And fuck those backpack blowers, unless you're going to be holding it for a half-hour or more.

Since the mowers are pretty much high vacuum, you trim the bushes, and edge etc first, and blow the shit on to the lawn, and then suck it up when you mow.
